Weekly Follow Up
Every week, your listing agent will call you with a comprehensive update to discuss the progress of your home sale.  Your marketing specialist will call you every two weeks to review any updates to the marketing campaign and share pertinent updates on market activity and buyer feedback.  Our goal is to keep you as updated as you want to be. Some clients prefer to be updated once a week and others prefer the updated as many times as possible.  Your listing agent will work closely with you to determine the appropriate level of contact based on your personal preferences.

Feedback From Buyers
Anytime there is a showing we will follow up with the buyers to obtain feedback regarding their perception of the home.  This is one of the most critical (yet overlooked) parts of marketing.  Pre-approved / bona fide buyers that are actively looking for a home are the best resource of information to understand if our price is accurate, the condition of the home is satisfactory, and how well we rate against the competition.  If the home is shown by another agent, we will follow up with that agent to obtain the feedback from their buyer.  We will do our best to obtain as much feedback as possible and we will share all the feedback we receive with you.   Qualified buyers actively looking for homes on the market are the best resource of information and help assist us to make changes that will attract additional buyers in the future.

Offer Presentation
Once we receive an offer for your property, we will present it to you in person or over the phone.  On occasion, we may fax or e-mail the offer when necessary for signatures.  This is usually done if there is a schedule conflict and we cannot meet in person.  In many circumstances, following a client’s request, we will make a counteroffer to the original offered that was received.  

Upon receipt of an offer, it is important to realize one important rule. From the moment an offer arrives, a buyer tends to lose interest little-by-little on a given property.  Therefore, we always endeavor to complete the transaction as quickly as possible (while the buyer’s interest is at its highest level). At the same time, we do not want to look desperate or sacrifice price and terms.  This is a delicate balance. We specialize in negotiation and will be there to guide you in the right direction when the time comes.

Another note of interest regarding offers is the fact that the number of counteroffers that are made will directly affect the probability of the deal coming together.  In our experience, when three or more counteroffers are made, the probability of a transaction being eventually completed drops to below 25%.  The most successful deals usually come together with only one or two counteroffers.  It is important to remember this when you receive an offer and decide if/how to proceed with a counteroffer.
